The Property Controller is responsible for leading all on‑property accounting functions for resort operations, including hotel operations, food & beverage (F&B), and retail accounting, while safeguarding company assets and ensuring compliance with corporate accounting policies. This full‑time, on‑site Property Controller role in Orlando, Florida reports directly to Corporate Accounting, with a strong dotted‑line relationship to the Resort General Manager and F&B Manager.
As the senior financial authority on property, the Property Controller oversees financial reporting, internal controls, budgeting, forecasting, variance analysis, and audit readiness within a fast‑paced hospitality and resort environment. This role partners closely with resort leadership to provide actionable financial insights that support operational decision‑making, cost control, and overall profitability.
The ideal candidate brings extensive experience in resort, hotel, or hospitality accounting, along with proven leadership capabilities and the ability to manage multi‑department financial operations. This position is well‑suited for an experienced accounting professional who thrives in an on‑site resort setting and is committed to financial accuracy, compliance, and continuous improvement.
Essential Duties and Responsibilities
- Oversee all property‑level accounting operations for resort operations, food & beverage (F&B), and retail functions (excluding S&M)
- Manage monthly, quarterly, and annual financial close processes with accuracy and timeliness
- Safeguard company assets through strong internal controls, audit compliance, and policy enforcement
- Prepare and analyze financial statements, forecasts, and variance reports for corporate and resort leadership
- Partner with Corporate Accounting to ensure compliance with GAAP and company accounting standards
- Support resort operations by providing financial analysis that drives cost savings and profitability
- Monitor departmental budgets and identify cost‑control and efficiency opportunities
- Lead, train, and develop on‑site property accounting staff
- Ensure compliance with local, state, and federal financial regulations
- Serve as the primary accounting contact for audits and corporate financial reviews
Job Requirements
Experience
- 7–10 years of progressive accounting experience, preferably in resort, hotel, or hospitality environments
- Prior experience as a Property Controller, Controller, or Senior Accounting Manager strongly preferred
- Experience managing on‑site accounting teams and cross‑functional stakeholders
Education & Certifications
- Bachelor’s Degree in Accounting required
- Equivalent combination of education and experience will be considered
Work Environment Skills / Knowledge
- Strong knowledge of financial reporting, budgeting, forecasting, and variance analysis
- Proficiency in Microsoft Excel and financial reporting systems
- Experience working within a corporate‑directed accounting structure
- Strong analytical, organizational, and problem‑solving skills
- Ability to communicate financial information clearly to operational and executive leadership
