ESSENTIAL DUTIES AND RESPONSIBILITIES
- Manage all aspects of the new owner account until the deal has become "good" inclusive of relationship management with owners and managing follow-through of down payment, closing costs, and applicable fees until paid-in-full. This includes:
- Perform daily closing/deeding responsibilities
- Liaise with the NOW (New Owners at Westgate) Team while all deals are within rescission.
- Interact with the P2G (Pending to Good) Team until all initial monies/fees have been paid.
- Work directly with new owners if the terms of the initial contract need to be reviewed and/or modified in order to bring an account to "good" status.
- Contact all new owners within rescission to offer any additional help or answer any additional questions.
- Maintain statistical records of personal closings including:
- Rescission cancellation rates
- Bolt rates
- Rewritten deals
- Pending Delinquency rates
- Exercise authority to rearrange down payment and closing costs within Sales guidelines
- Apply discretion and authority to deviate from normal procedures needed to bring the deal to good in accordance with Sales Operating Standards.
- Collaborate with Sales and Deeding Directors to formulate, rework the terms and conditions, and revise sales agreements as needed to save the sale.
- Ensure timely and pertinent communications with owners and internal departments, keep abreast of the status and needs of the account at each step in the closing process, and take appropriate actions to optimize closing and rescission percentages for the Sales Office and the Deeding Department.
- Offer new terms and implement changes to sales contracts under direction from Sales and Closing Officer Directors.
- Attend applicable training and pertinent meetings.
- Other duties may be assigned.
SUPERVISORY RESPONSIBILITIES
If applicable, supervisory assistance may be determined by Director.
QUALIFICATIONS
Valid real-estate license applicable in the respective state, notary public license and at least one year as a top producing Westgate Sales Representative. Individual must be able to perform each essential duty satisfactorily. The requirements listed herein are representative of the knowledge, skill, and/or ability required. EDUCATION and/or EXPERIENCE
A High School Diploma or the equivalent is required. College education is a plus.
LANGUAGE SKILLS
Ability to read analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions form groups of managers, clients, customers, and the general public.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interests, commissions, proportions, percentages, area circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret an extensive variety of technical instructions in mathematical or diagram from and deal with several abstract and concrete variables.
CERTIFICATES, LICENSES, REGISTRATIONS
Time Share Real Estate License and/or Escrow License. Notary Public License.
