The Facilities Assistant Director supports the Director of Engineering in managing all engineering and maintenance operations at the resort. This position assists in ensuring the effective functioning, safety, and upkeep of all facilities and building systems. The Facilities Assistant Director provides technical guidance and supervisory support to the engineering team, contributes to maintaining high standards of performance and guest satisfaction, and helps implement maintenance programs and continuous improvement initiatives
DUTIES
- Execute the strategic vision and direction for the Facilities Team, aligning with the resort’s overall operational and guest experience goals.
- Work closely with Housekeeping, Front Desk, Resort Services, and other operational departments to ensure proper coordination of activities taking place throughout the resort.
- Provide leadership, guidance, and mentoring to facilities and maintenance team members, fostering a culture of collaboration, accountability, safety, and operational excellence.
- Oversee all common area amenities and buildings, including associated trades (HVAC, plumbing, electrical, pools, and commercial areas), ensuring functionality, safety, and appearance standards are maintained.
- Direct the integration and coordination of technical and facilities-related activities across the property, ensuring seamless operation of building systems and amenities.
- Assign project team to specific phases or aspects of projects, including technical studies, design development, preparation of specifications and plans, implementation, and testing.
- Review project designs and scopes for compliance with engineering principles, company standards, regulatory requirements, and operational needs.
- Oversee and coordinate facilities projects, including design, construction, and renovations, ensuring technical compliance, timely resolution of issues, adherence to quality standards, budgets, and project schedules.
- Assist in managing departmental budgets, including R&M and capital expenditures, forecasting, P&L reviews, and maintaining departmental financial controls.
- Control expenditures within approved project and departmental budgets.
- Participate in the development, implementation, and oversight of preventive maintenance programs, procedures, and schedules to maximize asset life and efficiency.
- Conduct regular inspections and audits to identify maintenance needs, safety concerns, and opportunities for improvement.
- Implement, train, and enforce safety policies and procedures to maintain a safe environment for guests, employees, and contractors.
- Serve as a liaison with vendors, contractors, consultants, and suppliers to ensure cost-effective and timely completion of work.
- Oversee procurement, inventory, and proper use of tools, equipment, and materials assigned to the Facilities Department.
- Perform hands-on maintenance, repairs, and cleaning tasks as operational needs require.
- Identify, mitigate, and resolve potential hazards throughout the property.
- Interpret and address guest needs and concerns professionally, working toward timely and positive resolutions.
- Utilize resort operations systems and software (including HotSOS) to manage work orders, communications, and reporting.
- Communicate professionally and effectively via radios, phones, emails, and verbal interactions.
- Perform additional duties and responsibilities as assigned by resort operations leadership.
SUPERVISORY RESPONSIBILITIES
Manages subordinate supervisors who supervise all Engineering personnel. Is responsible for the overall direction, coordination, and evaluation of this unit. Also supervises non-supervisory team members. Carries out supervisory responsibilities in accordance with the organizations policies and applicable laws. Responsibilities include interviewing, hiring, and training team members; planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems.

EDUCATION and/or EXPERIENCE
- 5 years or more of leadership in a resort/commercial environment.
- Experience with chillers, HVAC, electrical, and F&B equipment.
- Minimum High School Diploma, Bachelor's, or Associate’s in a maintenance-related field.
- OSHA safety certification preferred.
- Preferred licenses or certifications in core trades: refrigeration, plumbing, or electrical.
- Certified Pool Operator (CPO) is preferred.
- Must hold a valid driver’s license in the state of employment.
SKILLS/KNOWLEDGE
- Advanced knowledge of building systems, including HVAC, plumbing, electrical, and pools.
- Proficient in Microsoft Office, such as Microsoft Word, Microsoft Excel, and Microsoft PowerPoint.
- Ability to read and interpret blueprints, technical data, and O&M manuals.
- Expertise in using hand tools, power tools, battery tools, and other relevant tools required for the job.
- Written and verbal communication in English is required.
- Must be detail-oriented with effective communication and interpersonal skills.
- Ability to adapt to various tasks, perform effectively under pressure, and meet deadlines consistently.
